How is maintenance handled?

We coordinate everything through a vetted group of local trades we know personally — electricians, plumbers, housekeepers, and contractors we've used in our own homes. Routine repairs and guest turnover are handled immediately, so you never hear about them unless you'd like to. For bigger spend, we reach out with options before authorizing any work — and every expense is itemized on your monthly statement.

I already have a property manager. How hard is switching?

Executive Summary

A strong guest site that can't win owners

The current site does its primary job well: attracting and converting guests — "Our properties," live availability, seasonal offers, guest reviews. But as an owner-acquisition asset, it is nearly inert: there is no owner page, no management CTA, no owner-intent search presence, and no lead capture of any kind. Two live-on-site defects (placeholder contact info and a duplicated contact block) would concern the very prospects the company wants.

The good news: almost everything on this list is fixable in days or weeks, and the property owner site prototype on this artifact's first tab is a ready design basis for the single most important fix.

There is no owner journey anywhere on the site

A direct probe of /owners returns a 404, no "list your home" or "manage my home" CTA appears on the homepage, and a site-wide search surfaces only guest listing pages. An owner who lands on the site can book a vacation — they cannot hire the company.

For the growth goal of 4–5 new properties a year, this is the single highest-cost omission: every referral, realtor mention, and curious owner-owner conversation dies at a site that only speaks to guests.
